The Metropol Rules

The registered Rules govern how units and common property may be used. All owners and occupiers must comply with them at all times.

The Rules are the governing document for living at Metropol — covering security, deliveries, common property, balconies, pets, renovations, fire safety and building presentation. They should be read together with the Welcome Pack. Owners must also give a copy to any tenant or occupier of their unit.

The golden rule

If it affects safety, the building's appearance, doors, windows, balconies, flooring, locks, fire compliance or common property — ask first.

Before you proceed

Contact the Strata Manager first before…

  • Changing locks, deadlocks or door hardware
  • Installing security or fly screens on doors or balconies
  • Laying hard flooring (timber, tile, stone, vinyl or hybrid)
  • Window film or tinting, or anything externally visible
  • Balcony fixtures, screens, awnings or lighting
  • Moving in or out, or arranging bulky deliveries
  • Requesting extra or replacement fobs, keys or remotes
  • Bringing a pet into the building
  • Storing or bringing in e-bikes, e-scooters or lithium devices
  • Any work affecting common property, safety or fire compliance

Rules

Noise & quiet hours

Be considerate at all times. Be especially mindful of noise between 10:00pm and 7:00am (Mon–Sat) and 10:00pm and 8:00am (Sun & public holidays).

Smoking & vaping

Prohibited on all common property — foyers, corridors, lifts, fire stairs, in front of entry doors, and the tiled and decked areas between the buildings.

Balconies & terraces

No storage on balconies. Screens, awnings, lighting and similar need approval. Nothing may rest on balustrades or be allowed to fall or drain over the edge.

Pets

Metropol is pet-friendly, but approval is required before a pet is introduced. Supervise pets on common property, clean up, and ensure they don't cause a nuisance.

Security & access devices

Fobs, keys and remotes are controlled by the Owners Corporation. Never copy them, report losses immediately, don't allow tailgating, and don't install lockboxes on common property.

E-bikes, e-scooters & lithium batteries

Only compliant devices, charged safely — never from common-property power. Damaged devices must not be charged, and delivery riders must not bring e-bikes or e-scooters into the buildings.

Why it matters

If the Rules are breached

Most breaches happen because something is assumed to be minor and done without checking first — which can create avoidable risk around fire safety, security, damage, access and nuisance.

Where the Rules are breached, the Owners Corporation or Executive Committee may direct that the item be rectified or removed, recover costs (including cleaning, repairs and legal costs), issue a rule infringement notice, and pursue further enforcement if needed. If you are ever unsure about a rule, process or approval, contact the Strata Manager before proceeding.
